PEB / steel frame — what to lock on drawings
For most mid-size coldstores in Pakistan, a PEB or steel frame is preferred because it delivers:
- Wide clear spans for racking
- Faster erection than full RCC halls
- A regular grid for panel cladding
- Space planning for condensers and plant rooms
Drawings must fix dock positions, door sizes and future chamber lines before panels are cut. Moving a dock after cladding is the expensive mistake.
Sandwich panels & vapour seals (advanced)
Modern coldstore walls and ceilings use PU or PIR sandwich panels. Engineering focus:
- Thickness matched to chiller vs freezer vs blast
- Tongue-and-groove joints with continuous seals
- Vapour barrier discipline (warm-side logic matters)
- Floor edge details so cold does not bypass the envelope
- Fire class and fastener specification as per design
If joints are open or panels are thin, ice, mould and power bills follow — no matter how famous the compressor brand is.
Floors, hygiene and docks
- Meat / chicken rooms need washable floors and drains
- Freezer floors need correct insulation detailing to avoid heave issues
- Dock seals and insulated doors reduce summer heat gain every truck cycle
